Edgewater Just Outsold Every Neighborhood in Miami

Two neighborhoods sit side by side between Biscayne Bay and the railroad, and right now they are telling two different stories. Edgewater posted the strongest luxury sales growth of any market in Miami. Wynwood, its neighbor to the west, is quieter, slower and more negotiable than it has been in years.

What This Actually Means

If you are buying

Roughly 170 to 178 days on market, with sale prices landing about 5% below asking, means you have room to negotiate that simply did not exist three years ago. Wynwood is the softer of the two, with a median that has come down more than 15% over the year. The catch is that Edgewater's luxury supply has already been cut in half, from 43 months down to 21. The window on the waterfront tier is closing faster than the headline days on market suggest.

If you are selling

The $1M and above tier in Edgewater is where the demand is. Forty four luxury closings in a single quarter, up from twenty a year earlier, is the strongest growth of any Miami neighborhood, and price per foot reached $978, the highest in Greater Downtown. Below that tier the picture is patient rather than urgent. Pricing correctly in the first three weeks matters more than it has in years, because a listing that drifts past ninety days competes against a very deep bench of alternatives.

Parks & Waterfront

Margaret Pace Park anchors Edgewater with bayfront lawns, tennis and basketball courts, a volleyball court and a dog park. Maurice A. Ferré Park sits just south along Biscayne Bay, beside the Pérez Art Museum Miami and the Frost Museum of Science.

Art & Culture

Wynwood Walls and the surrounding Arts District draw visitors from around the world, alongside the Museum of Graffiti and dozens of independent galleries. Every December, Art Basel week turns the whole corridor into a global stage.

Monthly Ritual

The Wynwood Art Walk runs on the second Saturday of every month. Galleries stay open late, murals go up live at Wynwood Marketplace, and the streets fill with music. It is free and open to everyone.

Shopping & Dining

The Miami Design District, with its luxury flagships and open courtyards, sits minutes north. Midtown Miami covers everyday shopping. Between the two, Wynwood's restaurant and brewery scene has become one of the most talked about in the city.

Schools
