    Three numbers, defined

    Active cut
    An active listing whose current asking price is below its original asking price.
    Market pressure
    Active cuts divided by all active listings in that market. The higher the share, the more room buyers have.
    Average reduction
    The average difference between the original and current asking price, across listings that have been reduced.

    Method: Figures are compiled by Pol Realty from active listings in the Miami Association of Realtors MLS as of October 3, 2026. Pinecrest, Coral Gables, South Miami, Weston and Miami Lakes cover single-family homes. Brickell and Downtown Miami cover condos and townhomes and are divided at the Miami River. East Kendall is ZIP code 33176 and covers all home types. A reduction is counted when the current asking price is below the original asking price. Storage units and one listing with an apparent price entry error are left out. Addresses are withheld. County market context: Miami-Dade County and Broward County.
