Know About South Miami Developments Before You Buy

A house under construction, still framed in timber in pinecrest, FL — Know About South Miami Developments

Before you buy in Pinecrest, sort South Miami projects into built, approved, and merely proposed. VOX Miami Phase 2 and The Underline Phase 3 are open. Many headline projects are not. Pinecrest, the City of South Miami, and far South Miami-Dade are separate jurisdictions and submarkets, so verify each project with its own agency.

What should buyers know about South Miami developments?

Buyers should know about South Miami developments in three tiers: what is already open, what is approved or permitted, and what is only a proposal. The county's January 2026 mobility update confirmed that VOX Miami Phase 2 and The Underline Phase 3 are open, while many other projects you read about are still on paper. Pinecrest, the City of South Miami, and far South Miami-Dade are separate places with separate rules, so a project in one does not automatically change the others.

Key Takeaways

  • Recent local market data shows a Pinecrest median sale price of $2,775,000 across 78 homes sold in roughly the last 90 days, and that figure is area-level, not a prediction for any one street.
  • The median days on market for recently sold Pinecrest homes was 58, so buyers have time to verify a nearby project before they commit.
  • Miami-Dade's January 2026 mobility update reported VOX Miami Phase 2 and The Underline Phase 3 as open, which makes the South Miami Metrorail corridor the best-documented development area near Pinecrest.
  • A news report or developer announcement proves a proposal exists, not that it is approved, financed, or under construction.
  • A project in far South Miami-Dade, such as the 185-home Lennar proposal reported on October 20, 2026, is not a City of South Miami project and is not next door to Pinecrest.

Which South Miami developments are already open or funded?

The best-documented projects are along the South Miami Metrorail and University of Miami corridor, and the county's own reporting confirms two of them are open. Everything below comes from public county records, not from developer marketing.

VOX Miami Phase 2

Miami-Dade reported that VOX Miami Phase 2 opened at the South Miami Metrorail station by January 2026. The county described it as transit-oriented student housing for University of Miami students that supports less automobile dependence. For a Pinecrest buyer, the practical takeaway is that the station area is actively redeveloping around transit, which is a different kind of project than a new single-family subdivision.

The Underline Phase 3

The same county update stated that The Underline Phase 3 has opened, completing another segment of the linear park and mobility corridor. If you care about walking, biking, or reaching the Metrorail without a car, this is the kind of infrastructure that shapes day-to-day life. It is also the kind of amenity we point out to clients weighing one part of the area against another.

TransitWay planning is a plan, not a finished product

Miami-Dade's FY 2026 to 2030 capital-project plan includes feasibility, design, and construction of shared drop-off and pickup areas at bus rapid-transit and local-route stations along the South Miami-Dade TransitWay. That is a planned capital program. It does not mean every proposed facility is funded or operating today, and we tell buyers not to price a home as if it were.

What about residential towers and health centers?

Headlines about new towers or medical projects travel faster than the paperwork behind them. If you hear about a specific tower, hospital expansion, or health center, confirm it through the City of South Miami's planning and building department, Miami-Dade County records, or the University of Miami or health system behind it. Until you see the filing, treat it as a rumor, not a reason to raise or lower an offer.

How do you verify whether a nearby development is proposed, approved, or under construction?

Check four separate stages, because each one means something different. A project can be announced and never get past the first.

StageWhat it meansWhere to check
Planning or zoning filingA developer has asked for a zoning or land-use change. Nothing is guaranteed.City of South Miami planning records, Village of Pinecrest, or Miami-Dade County
Public hearing or land-use approvalA board or commission has voted, or has not yet.The same agency's meeting agendas and minutes
Building permitPlans have been approved for construction. The local building department
Construction or certificate of occupancyWork is underway or the building is cleared for use.The local building department and a site visit

A real example of a project that is not South Miami

On October 20, 2026, The Real Deal reported a Lennar proposal for 185 single-family homes near Southwest 272nd to 278th Streets and Southwest 157th to 158th Avenues. That is far South Miami-Dade, not the City of South Miami and not near Pinecrest. The proposal needs a land-use change from estate density residential (up to 2.5 residences per acre) to low-density residential (up to six per acre) and remains subject to county consideration.

The same report described a proposed 990-acre mixed-use "City Park" project with 7,800 homes and 2.4 million square feet of commercial space. It would require an expansion of the Urban Development Boundary and had not yet come before county commissioners. These are proposal figures, not approved or delivered inventory.

This is why we separate the Village of Pinecrest, the City of South Miami, the University of Miami and Metrorail area, and far South Miami-Dade when we talk with buyers. Our overview of the South Miami market is a good starting point for the neighborhood-level picture.

What Pinecrest buyers should know about South Miami developments before making an offer

Do not assume nearby development raises or lowers your home's value until you have current, area-specific data. Recent local market data shows a Pinecrest median sale price of $2,775,000, a median of 58 days on market for recently sold homes, and 78 homes sold in roughly the last 90 days. Those are area-level figures. An individual home's value depends on condition, street, build year, and timing, and we have not seen verified data tying any South Miami project to a change in Pinecrest prices.

Test the things you can actually feel

Traffic on U.S. 1, Red Road, and South Dixie Highway is a fair question, and no press release will answer it for your commute. Drive your real route at your real hours before you write an offer. Walk or bike toward the station if transit access matters to you. That firsthand test tells you more than a rendering does.

Where we stand on how growth should happen

We believe neighborhoods should have a real say in what gets built beside them. Large projects dropped next to single-family streets without a public hearing are a fair concern, and we have strong views on state laws that move local zoning decisions to Tallahassee. Questions to ask before you offer

  • Which jurisdiction is the project in? Pinecrest, South Miami, or unincorporated Miami-Dade each have different rules.
  • What stage is it at? Use the four stages above, and get the answer from the agency, not the article.
  • How far is it, really? Measure the distance to the property, not to the zip code.
  • What does it change for you? Think about commute, noise, views, and access, not just price.

Your answer depends on the specific street, the project, and your timeline. This is exactly the kind of question we walk our clients through before they make an offer, and it is where a local market analysis earns its keep.

FAQ

Will new development near the South Miami Metrorail station affect Pinecrest home values?

It may, but we have not seen verified data showing that it has. Station-area projects like VOX Miami Phase 2 affect transit access, activity, and traffic near the corridor, while Pinecrest values depend on the specific street, lot, and home. Ask us for a current analysis of the exact property you are considering.

How can Pinecrest buyers check whether a nearby development is proposed, approved, or built?

Check the planning or zoning filing, the public hearing or land-use approval, the building permit, and construction status or certificate of occupancy. Use the City of South Miami, the Village of Pinecrest, or Miami-Dade County records, depending on where the project sits. A news story alone only establishes that a proposal exists.

Should Pinecrest buyers distinguish between City of South Miami projects and far South Miami-Dade developments?

Yes, because they are different jurisdictions and different submarkets. The Lennar 185-home proposal reported in October 2026 sits in far South Miami-Dade and still needs county action. Treating it as a South Miami or Pinecrest project would give you a false picture.

Will South Miami development increase traffic on U.S. 1, Red Road, or South Dixie Highway?

We cannot promise either way, and no verified traffic study is cited here. Transit-oriented projects aim to reduce car dependence, but the real effect depends on scale and timing. Drive your own route at your usual hours before you decide.

Are new health centers or medical projects planned near South Miami and the University of Miami?

Verify any named project directly with the City of South Miami, Miami-Dade County, the University of Miami, or the health system behind it. We would not rely on a headline alone, because announcements often come before approvals. If a specific project matters to your decision, we will help you track down its status.

Your next step before you offer
