New Construction

New Construction · Miami

Read the written scope before you fall for the model.

Take a developer-visit checklist and compare the written scope behind the base price, the deposit schedule, upgrades, closing costs, and delivery timing. A sales center is designed to sell. Your checklist is designed to understand.

Before the Sales-Center Visit

Six things the price sheet does not explain.

The base price and what it includes

Which finishes, appliances, flooring, and parking spaces are inside the number, and which appear later as upgrades or separate purchases.

Deposit schedule and escrow

Miami pre-construction deposits are usually staged from contract through construction milestones, with the balance at closing. Ask how much is held in escrow, how much the developer may use for construction, and what happens if the project is delayed or cancelled.

Upgrades and allowances

Get the upgrade price list in writing, with deadlines for selections. Decide early which upgrades add resale value and which only add cost.

Closing costs and developer fees

Many Miami developers charge a developer fee at closing in addition to standard title, recording, and prorated costs. Ask for the full estimate before signing.

Delivery timing

Estimated completion dates move. Ask what the contract says about delays, what the outside date is, and how that timing connects to the sale of your current home or your financing lock.

Rules and the first-year budget

Rental restrictions, short-term rental policies, pet rules, and the projected association budget shape both daily life and resale. Read the condominium documents, not only the brochure.

The Developer-Visit Checklist

Ask it, then get it in writing.

Bring your own representation. The sales team at a development works for the developer. We represent you, review the documents with you, and negotiate where there is room, usually at no additional cost to you since the developer compensates the buyer’s agent. Confirm the arrangement for each project before your first visit, since registration rules differ.

Frequently Asked Questions

Questions buyers ask about new construction

Can I get a mortgage on a pre-construction condo?

Usually yes, but the loan is arranged closer to completion, so your approval must still be valid when the building delivers. We plan for that gap with your lender.

Can I rent the unit on a short-term basis?

Only if the building’s declaration allows it. Some Miami buildings are designed for it and others prohibit it. The documents decide, not the brochure.

Is new construction a good option for international buyers?

Often yes, since staged deposits and modern buildings suit buyers purchasing from abroad. We guide the process in Spanish from reservation to closing. Nuevos desarrollos →

Do I pay more by using my own agent?

Typically no. Developers usually compensate the buyer’s agent. We confirm the terms for each project before you register.
