Single-Level Living & One-Story Homes

Single-Level Living · Miami-Dade & Broward

Walk the route before you fall for the kitchen.

Miami is full of one-story homes, from Pinecrest and Palmetto Bay to Kendall, Miami Lakes, Weston, and Pembroke Pines. A showing checklist tests whether a specific home actually supports your daily life on one level, without stairs and without surprises.

The Showing Route

Follow the same path through every home.

Photographs show rooms. A route shows whether the rooms work together. Walk it in this order at every showing and note what you find.

1

Parking to front door

Count the steps from the car to the entry. Is there a step-free path, a covered spot for rainy afternoons, and room to carry groceries without a curb or threshold in the way?

2

Kitchen

Check counter height, reach into upper cabinets, the swing of the refrigerator door, and the distance to the dining table. Can two people move through it at once?

3

Primary bedroom and bath

Is the bedroom on the same level as everything else, with a bathroom that has a walk-in shower or room to add one, a door wide enough for a walker, and a clear turning space?

4

Laundry

Many older Miami homes put the laundry in the garage or a utility room with a step down. Confirm where it is and whether it can move inside.

5

Patio and pool

Sliding door thresholds, pool decks, and yard access matter in a climate where outdoor time is year-round. Note who maintains the pool and the landscaping, and what that costs.

6

Storm readiness

Impact windows or accordion shutters you can close yourself, a generator hookup, and a roof and air conditioning age that your insurer will accept. Ask for the wind mitigation report.

Three Ways to Live on One Level

Single-level living is not only a ranch house.

One-story homes

Common across Pinecrest, Palmetto Bay, Kendall, Westchester, Miami Lakes, and much of Broward. You keep a yard and privacy, and take on the roof, the pool, and the storm prep.

Elevator condos

A single-floor plan with no steps from the garage to the front door, plus staff and amenities. Verify the building’s inspections, reserves, and dues before you compare prices.

Ground-floor villas and townhomes

Gated communities in Doral, Kendall, Weston, and Pembroke Pines offer one-level villas with the exterior handled by the association. Read the rules on pets, parking, and guests.

Frequently Asked Questions

Questions buyers ask about one-level homes in Miami

Are one-story homes harder to find in Miami?

No. Much of Miami-Dade and Broward was built one story at a time from the 1950s through the 1990s. The harder part is finding one with the layout, the roof, and the windows your insurer and your daily routine both accept.

Can an older home be adapted for step-free living?

Often yes. Thresholds, bathroom layouts, and door widths are usually the main changes. We can connect you with contractors who estimate the work before you make an offer.

Is a condo safer than a house during hurricane season?

It depends on the building and the home. Newer construction, impact glass, and a generator for common areas help in a tower. Shutters you can close yourself, a strong roof, and a generator hookup help in a house. We look at both.

Do you work with buyers who are not ready for a few months?

Yes. Many of our single-level buyers are also selling a larger home. We plan both sides together.
