Relocating to Miami & South Florida

Plan the move around your week, not a brochure.

Use a milestone timeline and an address-by-address research checklist for your move to Miami, whether you are coming from another state or another country. We connect the search, the home you are leaving, and the arrival plan.

Plan Backward From the Move

A relocation timeline with room for the unknowns.

Use milestones rather than promising yourself a closing date before you have a property. Your plan should connect the home you are leaving, the one you are buying, and somewhere to stay if the dates separate.

1

Before choosing neighborhoods: write the everyday-life brief

List the places you need to reach, the days and times you travel, the property features you need, and your full housing budget. Use those criteria consistently across the search.

2

Before booking a scouting trip: make the visit answer questions

Shortlist properties and addresses, arrange showings, drive the important routes at the hours you will actually travel, and decide which questions a video walk-through can answer first.

3

Before an offer: resolve the dependencies

Confirm financing, sale or lease timing, inspection arrangements, insurance quotes, and your ability to complete closing requirements remotely. Decide what happens if either home is delayed.

4

Once under contract: put names beside deadlines

Track inspections, lending, title work, insurance binding, utility setup, moving reservations, and any association approval. Verify each responsibility with the provider handling it.

5

Before moving day: build the arrival plan

Confirm access and possession, utility start dates, deliveries, and the final walk-through. Then handle Florida’s residency paperwork in the first weeks.

Evaluate the Address, Not a Stereotype

Run the same six checks on every contender.

Neighborhood names are a starting point. A useful comparison looks at the actual property and the places you need to reach.

Commute

Test routes to your own destinations at the hours you travel. Miami traffic varies enormously by corridor and by time. Record the date and the alternative route.

Schools and daily destinations

Verify school assignment and options for the specific address, and measure the trips you make most: groceries, gym, place of worship, the airport.

Insurance and flood zone

Get windstorm and flood quotes for the exact address before you offer. Roof age, impact windows, and elevation change the premium and sometimes the lender’s requirements.

Full ownership cost

Taxes based on your purchase price, insurance, association dues, utilities, pool and lawn care, and upkeep. Bring cross-border tax questions to a qualified adviser.

Rules and restrictions

If your plans involve rentals, a home office with visitors, boats, or renovations, verify the municipal rules and the association documents before relying on that use.

Move-in logistics

Elevator reservations, gate access, delivery windows, parking for the truck, and utility activation. Confirm dates directly with providers and the building.

Your comparison sheet: give each address the same six headings. Mark each answer “verified,” “needs a quote,” or “unanswered.” That is more useful than ranking neighborhoods from a distance.

Florida Paperwork

The first weeks after you arrive

Driver’s license and vehicle

Florida expects new residents to obtain a Florida license within 30 days of establishing residency and to register vehicles here. Check the current requirements and documents with the state.

Homestead exemption

If the home is your permanent residence, apply with the county property appraiser by March 1. It lowers taxable value and caps future assessment increases.

Domicile

Florida has no state income tax. Many new residents file a declaration of domicile and update voter registration, banking, and estate documents to reflect the move. Confirm the steps with your tax and legal advisers.

Frequently Asked Questions

Questions families ask before moving to Miami

Should I rent first or buy right away?

Both can work. Renting for a year answers the neighborhood question with evidence. Buying right away avoids a second move and a second set of costs. We compare the two against your timeline and your tax situation.

Can I buy without visiting?

Yes. Video showings, inspections you can watch live, and remote closings make it possible. We still recommend one visit before closing when the schedule allows it.

Which neighborhoods fit families coming from abroad?

Pinecrest, Coral Gables, Doral, Weston, and Key Biscayne are frequent choices, for different reasons. The everyday-life brief decides. Explore neighborhoods →

Do you help with the home I am leaving?

If it is in South Florida, yes. If it is elsewhere, we coordinate timing with your agent there so the two transactions stay connected.
