Expired Listing Relaunch · Miami

Before another listing, get a better diagnosis.

Few showings, no offers, or a contract that fell apart call for different questions. Use the review below to see what evidence belongs in your next selling plan, then let us build the relaunch around it.

Start With the Evidence

Where did the listing lose momentum?

“It did not sell” describes the result. It does not identify the cause. Find the pattern that sounds familiar. These are questions to investigate, not a diagnosis made from a website.

Few inquiries or showings

Buyers never got far enough to react. Ask about the price against current competition, the quality of the photos, the listing description, showing restrictions, and whether the listing reached buyers outside the MLS, including the international buyers who make up a large share of Miami demand.

Showings, but no offers

Buyers came and walked away. Ask what the feedback said about condition, layout, price, or the neighborhood’s competing homes. Repeated comments are evidence. A single opinion is not.

Offers arrived, but none came together

Something in the negotiation stalled. Ask whether the gap was price, repairs, dates, or terms, and whether the offers were pre-qualified before anyone spent a week negotiating.

A contract fell apart

In South Florida the usual culprits are the appraisal, the inspection, the insurance binder, condo association approval, or the buyer’s financing. Identify which one, and whether it is fixable before the next buyer arrives.

The useful question: “What evidence would make us change the plan?” A new sign is an action. It is not an explanation.

Build the Relaunch Brief

Do not relist until these four questions have answers.

DecisionEvidence to gatherWhat the new plan should say
PriceRelevant recent closed sales, current competition, pending sales, and the market’s response to the previous price changes. Why this asking price fits the current alternatives, and when we will review the response.
PresentationPrevious photos, listing description, condition concerns, inspection findings, and repeated showing feedback.Which repairs, preparation, photos, video, or explanations will change, and which will not.
Access and marketingShowing restrictions, appointment history, listing accuracy, and the record of where the listing was actually promoted. How buyers can see the home, and what will be different in the launch, locally and internationally.
Follow-throughReasons offers or contracts stalled and any unresolved issues, from permits to association documents.Who handles each open item, by when, and what triggers a strategy review.

Bring the previous listing, a price-change timeline, showing feedback, and any offer or failed-contract information you can share. We will separate evidence from assumptions before choosing the next step.

The Pol Realty Relaunch

A different team. A different process.

We list, price, present, market, negotiate, and close for expired-listing sellers across Miami-Dade and Broward, from the first audit conversation through the final signature.

Listing audit and diagnosis

A full review of the previous MLS listing, original price, days on market, showing patterns, buyer feedback, photography, remarks, and marketing. We identify the specific barriers and present them clearly before recommending a path.

Fresh pricing analysis

A detailed comparative market analysis using current Miami MLS sold data, active competition, and pending signals in your neighborhood. Relaunch pricing positions the home to sell in its first weeks back on the market, when attention is highest.

Photography, video, and a property page

Professional photography, video tours, and a dedicated property page built to present your home at its best, in English and Spanish.

Local and international buyer marketing

Targeted campaigns to Miami buyers and to Latin American buyers active in our network, supported by our CIPS designation and the Rentahouse International network. We match your home against buyers already looking in your price range.

Pre-listing preparation

A prioritized checklist of repairs, staging adjustments, and curb appeal improvements weighed against your budget, your timing, and what the previous feedback actually said.

Weekly reporting

Written updates on showings, feedback, competing listings, and price position, so you make informed decisions throughout the listing period rather than waiting for the next expiration date.

Frequently Asked Questions

Questions sellers ask after a listing expires

Should I wait before relisting?

Sometimes a short pause helps if repairs or a new presentation are needed. Relisting unchanged usually does not. The diagnosis decides the timing.

Was the price the only problem?

Price is often part of it, but presentation, access, and reach frequently matter as much. We look at all four before recommending a number.

Will buyers know the home was on the market before?

Yes, the history is visible. A clear, confident relaunch with visible changes answers the question before buyers ask it.

Does your review cost anything?

No. The consultation and the listing audit are free and come with no obligation.
