The City Beautiful Is Selling 41% Faster This Fall

Banyan-lined streets, Mediterranean Revival architecture and a downtown you can actually walk. Coral Gables has always held its value, and this fall the numbers show buyers moving with real urgency. Homes are going under contract weeks sooner than a year ago, while the median sale price keeps climbing.

There is also fresh news at the heart of the city: on September 29, the Coral Gables City Commission moved forward with the University of Miami's 30-year development agreement, which includes a new hospital of up to 100 beds and a 5.5-acre parcel that will become a public park.

What this means for you

For sellers: Demand is doing the heavy lifting. Single-family supply was about five months this summer, with homes reaching contract in roughly 26 days according to Compass agents quoted by Miami Today. Still, 46 of today's 368 listings have already cut their price. Homes priced right from day one are the ones capturing that urgency.

For buyers: With 30-year rates above 7% in mid-September, cash and well-prepared buyers have the advantage, and MIAMI REALTORS® expects well-priced homes to sell quickly through year-end. Those price-reduced listings are your opening. Come ready with financing in place and a clear sense of value per square foot so you can move decisively.
