Brickell condos are sitting on the market roughly two weeks longer than a year ago, a sign of the added negotiating room buyers now have.

What This Means For You

For buyers: roughly 19 months of supply puts Brickell firmly in buyer's-market territory. Pricing has softened, average price per square foot is down about 13% from a year earlier, and there is genuine room to negotiate, especially in established buildings like Santa Maria and Bristol Tower where entry points are more attractive than they have been in years.

For sellers: the market still rewards precision. The $1M to $3M segment, Brickell's most active price band, is moving about 8% faster than it did last year even as the broader market slows. Well-priced homes in strong buildings continue to transact efficiently. Positioning and pricing strategy matter more than ever going into the fall season.

Life in Brickell

The Underline, a four-mile linear park and trail beneath the Metrorail, hosts a farmers market on the Brickell Backyard Promenade with local produce, artisanal goods, and live music. Mary Brickell Village and Brickell City Centre anchor the neighborhood's dining, shopping, and nightlife, while Brickell Key's waterside loop and the Miami Riverwalk give residents a quieter, scenic escape without leaving the neighborhood.
