Supply is up, homes are taking longer to sell, and yet price per square foot is climbing sharply. Here is what the numbers say about one of Miami's most loved planned communities, and what smart buyers and sellers should do about it.

Miami Lakes is the tree-lined community the Graham family began planning in 1962 around 23 namesake lakes. Sixty years later it remains one of the most family-friendly addresses in Miami-Dade, and its housing market just crossed a line that everyone with a stake here should understand.

What This Means for You

Buyers: with supply above six months, homes averaging 79 days on market, and closings at about 94% of asking, you have negotiating room that did not exist a year ago. Come pre-approved and you can ask for concessions with confidence.

Sellers: the median price held near $690K and price per square foot jumped 22% in a year, so well-presented, well-priced homes still command a premium. But overpricing now costs you months. Sharp pricing and strong presentation are the whole game.
