Weston Sold 38% More Homes This Summer, and Fewer Sellers Had to Cut Their Price

Weston has always been its own kind of South Florida. Tree lined boulevards, lakes threaded between the villages, top rated schools, and the Everglades sitting quietly at the western edge. It draws the buyer who wants space and calm without giving up access to Fort Lauderdale or Brickell.

This summer the numbers there told a story most headlines missed. Median prices eased slightly, and at the same time the market got busier, not quieter. Here is what the data actually shows.

What these numbers actually mean

A 2.3% dip in median price reads like a cooling market until you look at the line underneath it. Weston closed 227 sales in July against 164 a year earlier. Volume like that does not happen in a market that buyers have walked away from.

The share of listings forced into a price cut fell to 30.8%, a 19 point improvement on last year, and the average home now closes at 95.7% of asking, slightly better than it did in 2025. Sellers are arriving at the right number sooner, and the market is rewarding them for it.

If you are buying: 444 homes are available and the typical one sits 71 days before it closes. That is genuine selection and genuine negotiating room, with the average sale landing about 4% under list. Move deliberately, but know that well priced homes in the strongest villages still go pending in about 46 days.

If you are selling: the buyers are demonstrably there, in far greater numbers than last summer. The risk is no longer a soft market, it is an ambitious list price. Homes that open correctly are transacting near asking. Homes that reach get absorbed into that 30.8% and lose their first weeks of attention, which are the weeks that matter most.

Weston Town Center is the social center of the city, an open air plaza of brick sidewalks and palms lined with boutiques, jewelers and restaurants ranging from Italian to Mexican to Asian. Its calendar runs year round, with live music and craft markets.

Community Events

The Weston Farmers Market brings seasonal produce, artisanal goods and local vendors together on a regular rhythm, and remains one of the easiest ways for a new family to meet the neighborhood.

Schools

Everglades, Indian Trace, Gator Run, Eagle Point and Manatee Bay Elementary each hold a 10 out of 10 GreatSchools rating. For many families this single fact is the reason Weston made the shortlist.

Healthcare and the Everglades

Cleveland Clinic Florida and Broward Health Weston both sit inside the city. Drive a few minutes west and the Everglades begin, with airboat access and sawgrass horizon lines that feel a world away from the coast.
